    Why are you doing a raffle?
    It’s been a challenge trying to find the right way to say goodbye to my home of the last decade. I know I need to move on but still really enjoy the space and want to make sure the next person loves it as much as I have. Estate agents from the local area do not give me a good vibe either, which gives very little other options!

    After reading a Guardian article about selling homes through a raffle process, I immediately thought my flat has great potential to appeal to so many types of people and if I can change someone’s life in the process too, it’s 100% worth a try…
    What is the cladding and fire safety status for the building?
    The building historically had Reynobond PE cladding and this was rectified, alongside other fire safety improvements, at no cost to residents. Since 2022 there has been an ESW1 certificate rating of B1 for the building and properties in the building are fully mortgageable.
    The building is modern with many fire safety systems including a sprinkler system, wet riser, a firefighter’s lift and smoke evacuation valves.
    Why are tickets being sold via Raffall.com?
    I’m only deciding to do this raffle project because a site like Raffall.com exists! It would have been too complex and cumbersome to deal with the logistics of selling over 100,000 tickets for a competition in a legally compliant way… remember, I’m not a business and doing everything here myself around my day job! With the Raffall.com set up I can focus on things that really make a difference and let Raffall take care of the most complex work.     What are the running costs for the property?
    This property is in valuation band C, which makes the full Council Tax charge £1962.61
    Ground Rent per year is £150.
    The service charge £289.91 per month.
    Other running costs such as heating, water, electric, internet will vary with usage, but I would budget about £620 per month for 2 people to cover everything mentioned here.
    When does the competition close?
    Entries close at 10pm (GMT) on Sunday 31st May 2026, or when 150,000 paid tickets have been sold.
    Can I see how many paid tickets have been sold?
    After purchasing tickets you'll be able to see on the Raffall page what the total number of tickets allocated (paid + free promotional) is, which relates to your odds of winning. They do not have a facility to also disclose paid ticket numbers. I intend to give occasional updates on social media to keep things transparent
